When selling your property, the required documents and terms that must be included in a contract are strict. Any omission of mandatory documents from the contract can have a devasting effect to a vendor or purchaser. Selling
Prior to the agent being able to market your property for sale they are required to hold a complete contract for sale. The contract is to include mandatory property searches, certificates and disclosures. Watson Law can prepare a contract for sale within 48 hours*
Once a purchaser is found and an offer accepted we will work with the agent in negotiations with the purchaser to unconditional exchange of contracts. Either the Agent or your Solicitor will exchange contracts depending upon whether a cooling off period is required. We then communicate with your bank and prepare the transaction for settlement.
During the process we will provide you with a step by step guide of what your obligations are to settle and vacate your property.
Purchasing
Once you have found the property that you wish to purchase all you need to do is let the agent know that Watson Law is acting for you and call us or send us a quick email with the agent’s details. The agent will then send us a sales advice with the details of your purchase.
Prior to unconditional exchange or expiry of the cooling off period it is important to ensure that you have unconditional loan approval with your bank and advisable to obtain a pest and building report. We can help you with both!
We will review the contract and provide you with advice, we will negotiate terms with the vendor’s solicitor and speak to you to ensure you are aware of any restrictions, zoning, or construction that may not be approved by Council.
Once contracts are unconditional we will communicate with your bank/broker to ready your purchase for settlement in accordance with the Contact.
